Terms of service

1. Agreement to terms

By accessing or using the Know Your Home website at knowyourhome.co.uk (the "Service"), you agree to be bound by these terms of service (the "Terms"). If you do not agree, you must not use the Service. These Terms form a legally binding agreement between you and Know Your Home ("we", "us", "our").

2. What we provide

Know Your Home produces written property data and consultancy reports for homes in England and Wales, using publicly available data. Our Service includes:

  • Reports covering one or more of four modules: Water, Ground, Heat and energy, and Permission and potential.
  • An answer to a specific question about the property, where you ask one at checkout.
  • Reports tailored to whether you are buying, living in the property or selling it.

Each report is written by a human team, using public data together with our own analysis and recommendations. Each property is ordered, priced and reported separately. We cover England and Wales only.

3. No account needed

There is no account to create and no password to keep safe. You choose your modules, give us the address, pay, and we email you the report. You must be at least 18 years old to place an order. We may decline or refund an order at our discretion, including where we cannot cover the address or suspect fraudulent use.

4. Payment, pricing and refunds

All payments are processed securely by Stripe. We never see or store your card details.

Pricing. Prices are shown on the site before you pay, are in pounds sterling, and include any tax that applies. Price depends on how many modules you choose and how many properties you order. We may change prices at any time, but a change will never affect an order already placed.

Receipts. Stripe emails you a payment receipt as soon as your order completes. If you need another copy, email enquiries@knowyourhome.co.uk and we will send one.

One-off purchases, no subscriptions. Every report is a single one-off purchase. There are no subscriptions, no recurring charges, no auto-renewal and nothing to cancel. You pay once for the report you ordered and we will not charge you again unless you place another order.

Your right to cancel. Because you are buying at a distance, you normally have 14 days to change your mind. When you place an order you are asking us to begin work straight away. Once we have sent your report the work is complete and that right no longer applies to it. If you cancel before we have sent it, we may keep a reasonable amount for work already done.

Refunds. If we cannot cover your address, you get your money back in full. Email enquiries@knowyourhome.co.uk and we will refund to the card you paid with.

5. What the report is, and is not

Reports are for general information. They are compiled from publicly available data and from our own analysis of it, and are provided as they stand.

A Know Your Home report is not a survey, not a valuation, not a formal property search, and not legal advice. We do not visit the property and we do not assess the condition of the building. It is not accepted by lenders in place of conveyancing searches.

We do not predict what will happen at any individual address.We will not tell you that a particular house will flood, will subside, or will be worth a given amount. Nobody can know that, and anybody who tells you otherwise is guessing.

We take care over what we write, but public data can be incomplete, delayed or wrong in ways outside our control, and we say so in the report where we know it. Where a structural engineer, chartered surveyor, solicitor or other professional is the right person to ask, our report does not replace them, and you should commission the appropriate survey, searches and advice before making a property decision.

6. Our independence

We take no commission, referral fee or sponsorship from anybody we mention in a report. We do not sell, fit or recommend any named product, installer, insurer, surveyor or engineer. If that ever changes, we will say so plainly on this site before it does.

7. Intellectual property

The Know Your Home name, logo, website design, report templates and all original content are ours and are protected by copyright, trade mark and related rights.

The underlying public data is not ours. It contains public sector information licensed under the Open Government Licence v3.0, and Environment Agency, Ordnance Survey, HM Land Registry and British Geological Survey data, Crown copyright and database right.

You may use a report you have bought for your own purposes, including showing it to your surveyor, solicitor, insurer or a prospective buyer. You may not resell it, redistribute it, publish it, or use it commercially without our written consent.

8. Acceptable use

You agree not to:

  • Use the Service for any unlawful purpose.
  • Scrape or crawl the site, or use automated tools to extract data from it, without our written permission.
  • Attempt to gain unauthorised access to our systems.
  • Resell or redistribute reports or data obtained from the Service.
  • Upload malicious code or anything harmful to the Service.
  • Use the Service to harass or defame anybody, or to infringe anyone's rights.
  • Place automated load on the Service in a way that degrades it for others.

9. Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect or consequential losses, including loss of profit, loss of opportunity or business interruption, arising from your use of the Service.

Our total liability for any claim relating to these Terms or the Service will not exceed the greater of the amount you paid us for the report the claim relates to, or one hundred pounds.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be excluded or limited. Your rights as a consumer are not affected.

10. Ending your use of the Service

There is no account to close. Reports are one-off purchases delivered by email, so if you simply wish to stop using the Service, no action is needed. We may refuse or stop providing the Service to anybody who breaches these Terms. The sections on intellectual property, limitation of liability and governing law continue to apply afterwards.

11. Changes to these Terms

We may change these Terms. The version that applies to your order is the one published when you place it. Changes will be posted here with an updated date.

13. Governing law

These Terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer, you keep the benefit of any mandatory protections of the law of the country where you live, and nothing in these Terms affects that.

14. Severability

If any part of these Terms is found to be invalid or unenforceable, the rest continues to apply.
